Replacing the Old Roof: Shingles
Much has changed in shingle technology in the past few years. The three-tab shingle that was popular from the 1970s to the mid 1990s has been replaced by the sharper-looking, longer-lasting architectural shingle. The good news is that these new shingles cost the same as the basic three-tab shingles. We install metal roofing, cedar shakes, and rubber roofing. At Zimmerman’s Construction, our roofing company uses GAF-Elk shingles. All GAF-Elk shingles carry a transferrable lifetime warranty from the manufacturer. They come in a variety of colors and are regarded as the best shingles on the market today.
- All have a lifetime warranty
- Available in a wide variety of colors
- Add to the appearance and value of your home
Many eco-minded customers are choosing metal shingles for their roofs. Metal roofs are long-lasting and can be recycled at the end of their lifetime. The metal shingles in a “metal roof” can be made of aluminum, copper, or steel. Aluminum is lightweight, but will expand and contract with the temperature making it unpopular in residential roofing. Copper is unparalleled in looks and lifespan, but can be pricey. Steel roofs are the most common and carry a manufacturer warranty of 40+ years.
There are basically two styles of steel roofs: standing seam metal roofing and exposed fastener panels. Standing seam metal roofing comes in 12-20 inch wide panels and has no exposed fasteners. A well-maintained standing seam steel metal roof can easily last 100 years.
Exposed fastener panels come in 36-inch ribbed sheets. They are fastened by screws through the panel. Though sometimes referred to as “barn metal”, exposed fastener panels have a clean, classic look and a 40-year warranty.
If you are looking for a roofing contractor in Manheim PA, Zimmerman's Construction prides themselves in the quality of their cedar roofs. Cedar shakes can be applied over plywood with the use of Cedar Breather or on lathe, the traditional method. One of the most important things to keep in mind with a cedar shake roof is that the shakes need an air gap on both the bottom and the top so that they can completely dry out after getting wet. If cedar cannot dry properly, the shakes will begin to rot costing you many years off the roof’s expected lifespan. A properly applied ⅞-inch cedar roof can last 50 years. Zimmerman’s Construction proudly installs ⅝-inch and ⅞-inch taper-sawn and hand-split cedar shakes.
If your roof is flat (usually less than 3/12 pitch), rubber is usually the best choice. Zimmerman’s Construction has years of experience with residential rubber roofing, and stands by the same 5-year workmanship warranty that comes standard with all of their work. Zimmerman’s Construction works hard to make sure that all seams are properly and fully taped and that all flashing is done correctly. These things can make the difference in a rubber roof lasting 20 to 30 years. Our roofing company proudly uses Versico Rubber Roofing products.
